OVER TAXATION OF MOBILE HOMES ON RENTED LOTS

It’s Official, just a few days ago I received the results of my Appeal, from the Assessment Office. My Total Real Estate Taxes have been reduced a little over 77%, that’s a substantial and permanent decrease. Total Taxes for 2008 are $1090.72, they would only be $248.23 if the reduction was effective for this year. This is NOT a misprint, my Taxes have been reduced by $842.49 per year. I appealed this year 2008 and the changes are effective for the 2009 tax year.

This is NOT an isolated case, The facts are that Mobile Homes (both single & double-wides) depreciate approximately 5% each year and condition of the mobile home can increase or decrease this percentage. With no land to appreciate while the mobile home depreciates, the assessed value of the mobile home can only go down as long as no major improvements have been made. The over taxation basically happens because the assessment office makes no automatic deduction to the assessed value for the yearly depreciation of mobile homes. This is a county wide issue and ALL mobile homes on rented lots fall into this category.

The above property is a 10 year old Double-wide mobile home in average condition on a rented lot located in Tuscarora School District, Saint Thomas Township, Franklin County, PA. This mobile home has never been previously appealed or had any improvements.

I have successfully Appealed my over taxation and significantly reduced my taxes. I suggest everyone, on a rented lot, do the same (details on website). It costs nothing to Appeal!

**NOTICE**: Because of the holiday ALL Appeals that are hand delivered must be in by Friday, August, 29th. Not sure if they accept Appeals postmarked by September 1, call your local assessment office to check. Phone number in Franklin County PA is 717-261-3801. September 1 is the deadline each year to submit Appeals to Assessment Office. Any changes made to your taxes take effect the following year. You ONLY have a few days left this year to submit your appeal!

Double-wide Owners have to Appeal (details on website). Single-wide Owners ONLY have to call the Assessment Office, then they figure your new assessed value. You should followup (details on website).

THE PUBLIC OPINION TOOK THIS TOPIC OFF THE FORUM LIST FOR A SHORT PERIOD OF TIME, BECAUSE OF A SPAM COMPLAINT!

THIS IS IMPORTANT INFORMATION, ESPECIALLY IF YOUR THE PERSON PAYING 4 TO 5 TIMES TO MUCH IN REAL ESTATE TAX!

Coppy, Coppy, Coppy, WOW, look in a mirror, you don't respect or practice good etiquette. Your comment in the Letter to the Editor, that people in mobile homes are poor and oh yea, they should sell there 30k truck is just one of your typical comments, what can I say. Well, I can say this, you just don't understand the issue and don't care and thats OK with me. But then to run your YAPPER and make off-hand comments like that is is is.... you can fill in the dots. OK, Coppy leaned his/her head a little to far to the side and his/her brain rolled out his/her EAR HOLE! Congrats Coppy you are now officially qualified to become a politician.

Coppy do me a favor, multiply your Real Estate Tax Bill times 4 and pay it for 3 years. Thats what I did on the advice and calculations from the assessment office.

If getting the word out about this is a crime, I am as guilty as H E DOUBLE TOOTHPICKS. The County Commissioners and assessment office feel NO need to notify anyone on this issue!

I have an odd question: Since when do mobile home owners pay real estate taxes o rented properties?

Maybe this is true but I never thought it would but I have not lived in one so I am unsure how it works.
